PREAMBLE
The following general conditions are an integral part of the short-term tourist rental agreement for the period you have booked, and are therefore understood and accepted by the customer at the time of signing.
RESERVATION
The rental contract begins from the moment the down payment equal to 30% of the rent is sent and is considered concluded on the last day of the stay. The payment must be made within 2 days (48 hours) from the reservation request by bank transfer. From the moment the chosen accommodation is booked, the general conditions are understood and accepted. The presence of any pets (dogs and cats) can only be authorized upon our express approval, as many owners do not appreciate or want any animal presence. Please note that the water in the Municipality of San Teodoro is not drinkable and its use as a beverage is not allowed.
PAYMENTS AND SERVICES
The provision of linen is optional, and if not requested at the time of booking, it must be communicated no later than 10 days before arrival. The balance of the agreed amount, together with optional services (linen) and the security deposit, in addition to the tourist tax, must be paid strictly upon arrival at our office at Via Gramsci 19. To expedite the check-in process, we will ask you to send identification documents of all occupants within a week of arrival. We will also send various informative materials, useful information for your stay in San Teodoro. Please note that for check-in, it is preferable for only one person to enter.
ARRIVALS AND DEPARTURES
The keys to the accommodation, along with the completion of the acceptance procedure, will be delivered on the contractual arrival day from 5 PM to 7:30 PM with the methods mentioned above (at our Holiday Homes Agency San Teodoro, Via Gramsci 19, 07052 San Teodoro (SS). In case of arrival after 7:30PM, please notify us in advance at the following number +39 347/0895735 so that we can directly send you the location of the accommodation and key placement. Only in this case, check-in procedures can be carried out the following day.
Departure is expected by no later than 10:00 on the agreed day in the contract. In case of delayed arrival or early departure, no refund is provided.
CANCELLATION OF CONTRACT BY THE TRAVELER
In case of cancellation, the deposit paid will be refunded as follows:
STANDARD RATE - free cancellation (no penalty) up to 60 days before arrival. 40% refund up to 30 days before arrival. Beyond 30 days, no refund will be provided, and the deposit paid will be retained.
BESAFE RATE - in case of cancellation, the paid deposit will be refunded according to the contractual conditions of the insured rate and only for certifiable reasons. [Link to insurance coverage: https://www.besaferate.com/copertureassicurative/]
ALTERNATIVE OR CANCELLATION BY THE HOLIDAY HOMES AGENCY SAN TEODORO SNC
Holiday Homes Agency San Teodoro reserves the right to replace the booked apartment with one of equal value in case of serious unforeseen circumstances. The occupation of the apartment is limited to the number of people mentioned in the reservation; if additional guests show up without prior notice, Holiday Homes Agency San Teodoro may replace the accommodation with a larger one if available, upon payment of the price difference, or if no availability, cancel the contract and retain the deposit and balance.
TENANT'S OBLIGATIONS
At the time of key handover, a security deposit of €100.00 must be paid, which should be given in cash. The deposit will only be fully refunded after a positive inspection of the apartment's condition by one of our staff members. Any damages, breakages of objects or items, as well as the absence or damage to any pre-booked linens, must be reimbursed at market price. The tenant agrees to occupy the apartment while respecting all rules of good neighborliness. The cleaning of the kitchenette, dishes, and kitchenware must be done by the customer as it is not included in the final cleaning; otherwise, €30.00 will be deducted from the deposit. On the day of departure, waste must be disposed of according to the instructions received at check-in. In case of garbage presence, €50 will be deducted for disposal by our staff.
Upon arrival, the tourist tax must be paid in cash and a receipt will be issued. For the year 2024, from 1/5/24 to 31/10/24, the cost will be €1.50 per person per day, starting from the age of 12.
Cases where Case Vacanze San Teodoro is not responsible include: damage to property and/or persons, accidents, fires, thefts, non-potable water, negligence on the part of the tenant, and any other inconveniences that may occur in the apartment.
For any disputes arising from this contract, the competent jurisdiction will be exclusively in Sassari.
